How To Protect The Paint On Your Seaside Property

by | Residential Painting

Salt air, strong sun and wind wear paint out faster on seaside properties. To protect it, choose coatings made for coastal conditions, wash salt off regularly, keep the surface well sealed and repaint before failure sets in. It’s the same job as inland painting, just with less margin for shortcuts.

What the coast does to paint

Salt in the air settles on walls, roofs and metalwork. It draws moisture, speeds up corrosion and can break down weaker coatings. Add the sun’s UV and regular wind-driven rain, and paint has a tough life. Properties around Bribie, Redcliffe and the bayside suburbs all face versions of it.

Choose the right coating

Look for high-quality exterior acrylics with strong UV and mould resistance, and specify products suited to coastal use where they’re available. Metalwork, such as balustrades, gates and roof fittings, needs proper rust treatment and a protective primer before topcoats. Ask for the manufacturer’s data sheet to confirm a product suits the environment.

Preparation matters even more

Salt residue on the surface stops paint sticking, so walls need washing before any coating goes on. Our power washing service removes salt, dirt and mould. Rust is treated, not painted over.

Wash it regularly

A simple rinse a few times a year takes salt off walls, windows and metalwork before it does damage. It’s one of the cheapest ways to get more out of a paint job. Just avoid harsh pressure on older or damaged paint.

Keep water out

Moisture is what turns salt into a serious problem. Keep gutters clear, seal cracks and joints and fix leaks fast. Our post on fixing water damage and mould before you repaint explains why.

Repaint on time

On the coast, waiting until paint has failed usually means repair work as well as painting. Watch for chalking, fading and small rust spots, and act early. Our guide to how long exterior paint lasts lists the warning signs.

Commercial and apartment buildings

Waterfront apartments and commercial buildings face the same conditions on a larger scale. Access for tall walls may call for rope access, and our guide to making exterior commercial painting last covers the details.
