A small walk-up block can be repainted in a few weeks. A mid-rise apartment building with balconies and internal hallways usually takes a few months. The timeline depends on the size of the building, how much of it is in the scope, the access method, the repairs needed and the weather.
A real example
At The Establishment in Kangaroo Point, an eight level building, the program is about 24 weeks. That covers the facade from the ropes, every balcony zone by zone, and the internal hallways from the top floor down. A smaller rope access job, like 285 Bowen Terrace in New Farm, takes a fraction of that.
What speeds a job up or slows it down
- Access. Rope access is quick to rig on a tall building. Scaffold takes time to put up and move.
- Repairs. Cracked render, failed sealant and rust all have to be fixed before painting.
- Weather. Exterior paint needs dry surfaces. Brisbane storms and humidity cost days, so a good program allows for them.
- Working around residents. Doing a few balconies at a time keeps the building liveable but adds time.
- Approvals. Colour choices and committee sign off can hold up the start.
What to ask for
Ask for a written program showing the stages, the order the building will be done in, and how residents will be told before their area starts. Ask for regular progress reports with photos so the committee can see where the job is at.
