Before signing, a committee should ask the painter for their QBCC licence number, proof of insurance, a written scope, the paint system they will use, how they will access the building, a program, and how they will look after residents during the job. A painter who answers all of these clearly is usually one who runs a tidy job.
The questions
- What is your QBCC licence number? You can check it on the QBCC website.
- Can we see your public liability and workers compensation certificates? Check they are current and the amounts suit the building.
- What exactly is in the scope, and what is excluded? Walls, balconies, soffits, balustrades, hallways, doors. Get it in writing.
- What paint system will you use? Ask for the manufacturer’s specification and whether a warranty comes with it.
- How will you get to the walls? Rope access, EWP or scaffold, and who checks the roof anchors.
- How long will it take, and in what order? Ask for a program.
- How will residents be told and kept safe? Notices, drop zones, fencing, and how balconies are closed and opened again.
- How will you report progress? Photos and written updates to the committee and building manager.
- Who is our contact on site? One name and one phone number.
- Can we see similar buildings you have done? Ask for examples and people you can call.
Red flags
- A price with no written scope
- No paint specification, just “two coats”
- Vague answers about access or safety
- A big deposit before any work starts
