The price of a body corporate repaint comes down to four things: how the crew gets to the walls (access), how much repair and preparation the building needs, how much of the building is in the scope, and the paint system specified. Two buildings the same size can be quoted very differently because of these.
1. Access
Access is often the biggest single cost on a multi storey building. Scaffold has to be hired, put up, moved and taken down. A boom lift (EWP) needs room on the ground. Rope access needs roof anchors and a safe way onto the roof, but no hire equipment around the building, so on tall or tight sites it usually costs less to set up. Many jobs use a mix. See when rope access beats scaffold.
2. Preparation and repairs
Most of a good repaint is the work before the paint: wash down, mould treatment, crack and render repairs, rust treatment, and cutting out and replacing old sealant. A building that has gone too long between repaints needs more of this, and that is where the cost climbs.
3. The scope
Walls only, or walls plus balconies, soffits, balustrades, doors, hallways and stairwells? Every extra area adds time. A clear written scope is the only way to compare quotes properly.
4. The paint system
A full manufacturer’s specification, for example a Dulux system with a membrane coating on rendered walls, costs more than a single coat over the top, but it lasts longer and can come with a manufacturer’s warranty.
Other things that move the price
- Height and how many drops or setups the building needs
- Working around residents: staging, notices, keeping balconies open
- Roof anchors that need installing or recertifying first
- Time of year and weather
How to compare quotes
Ask each painter to quote the same scope and the same paint system, and check what is excluded. A cheaper quote often has less preparation or a smaller scope. Our body corporate painting guide has more on getting a repaint approved.
