Warehouses and tilt-panel buildings are painted differently from offices. Concrete needs proper preparation, the right primer and a coating that suits Brisbane’s sun and humidity. The walls are tall and the area is big, so access and staging shape the program as much as the paint does.
Why concrete panels need specific prep
Paint doesn’t stick to concrete just because it looks clean. New panels can carry curing compounds and form release agents from the casting process, and both can stop paint bonding. Older panels chalk, shed dust and hold dirt and mould. Any of these will cause peeling if they aren’t dealt with first.
Preparation usually means high-pressure cleaning and, where needed, a mould treatment. Our power washing service is often the first step on a warehouse job. Where old paint is flaking, loose material is removed back to a sound edge before anything goes on.
Cracks, joints and sealants
Tilt panels move a little with temperature and time, so cracks and joints need the right treatment. Hairline cracks are filled with a suitable filler. Panel joints are sealed with a flexible sealant, not just painted over, because rigid paint will split as the joint moves.
This is one of the areas where cheap quotes cut corners. If joints and cracks aren’t mentioned in the scope, ask about them.
Primers and coatings
Bare or new concrete is alkaline, so it generally calls for an alkali-resistant primer before the topcoats. For exteriors, a quality acrylic coating with good UV and mould resistance suits Brisbane conditions. Inside, lighter colours help a big space feel brighter, and a durable finish stands up to the knocks that come with forklifts and pallet racking.

Reaching the height
Many warehouse walls are well above what a ladder or a small platform can reach. The usual options are elevated work platforms, scaffold and rope access. Each has a place. Platforms are quick on open, level ground. Scaffold suits long, staged jobs. Rope access works where the ground is congested, sloped or full of operating equipment. Steel, roller doors and downpipes
Warehouses have plenty of metal, and metal needs its own treatment. Rust is removed or converted, bare steel is primed with a suitable protective primer and topcoats go on to match the environment. Painting straight over rust looks fine for a few months and then fails.
Working around operations
Most warehouses can’t stop for a repaint. Loading docks, forklift routes and delivery windows all have to be planned around. What to check in a warehouse quote
- Is surface preparation described, including cleaning and loose paint removal?
- Are cracks and panel joints included, and what sealant is used?
- Is the primer named, and is it suited to concrete?
- Which access method is allowed for, and is it included?
- How will the work be staged around operations?
