What Should a Body Corporate Ask a Painter Before Signing?

by | Body Corporate

Before signing, a committee should ask the painter for their QBCC licence number, proof of insurance, a written scope, the paint system they will use, how they will access the building, a program, and how they will look after residents during the job. A painter who answers all of these clearly is usually one who runs a tidy job.

The questions

  1. What is your QBCC licence number? You can check it on the QBCC website.
  2. Can we see your public liability and workers compensation certificates? Check they are current and the amounts suit the building.
  3. What exactly is in the scope, and what is excluded? Walls, balconies, soffits, balustrades, hallways, doors. Get it in writing.
  4. What paint system will you use? Ask for the manufacturer’s specification and whether a warranty comes with it.
  5. How will you get to the walls? Rope access, EWP or scaffold, and who checks the roof anchors.
  6. How long will it take, and in what order? Ask for a program.
  7. How will residents be told and kept safe? Notices, drop zones, fencing, and how balconies are closed and opened again.
  8. How will you report progress? Photos and written updates to the committee and building manager.
  9. Who is our contact on site? One name and one phone number.
  10. Can we see similar buildings you have done? Ask for examples and people you can call.

Red flags

  • A price with no written scope
  • No paint specification, just “two coats”
  • Vague answers about access or safety
  • A big deposit before any work starts
